$30, nonrefundable application fee per adult
You may apply anytime. Your application will not be approved if you don't meet the application standards (see above). Applications are considered on a first come, first serve basis unless we receive multiple applications within 48 hours. In that case we will proceed with the strongest applicant first.
The application fee of $30 is nonrefundable and includes the cost of a credit and background check. Although you’ll give your payment information when you apply, your card will not be charged until the end of the process. This means that you won’t pay it unless you are the applicant we’re hoping to move forward with.
You’ll need to provide employment, housing, and personal references. Let them know that they’ll be contacted. Please do not give names of people who are related to you, or who will be living with you in the unit.
Provide as much rental history as you are able. Include lease ledgers if you have them.
Be ready to upload 3-4 recent pay stubs. If you don’t have pay stubs, have your SSI award letter, MSHDA housing choice voucher, tax returns, P&L from your self-employment ventures, VA benefits, retirement distribution paperwork ready (whichever is applicable to your income source).
If your application is approved, you will have 48 hours to make a nonrefundable payment of $500. This will hold the property for you until a lease is signed and becomes part of your security deposit after lease signing.
FULL payment of security deposit and first month's rent is due before lease signing.
