MOVE-OUT PROCESS
As you go through the move-out process, make sure you are completing each of these tasks.

Your lease is your treasure map to a smooth move-out. Look inside to see what you’ve agreed to in terms of notice period, early termination fees, giving a forwarding address, and move-out condition and cleaning.

Even if you plan to move at the end of your lease, you MUST give a 30 day notice in writing (text, email, or mail). If you don’t hear back, contact us.

The State of Michigan requires that you give a forwarding address within 4 days of moving out.

We can walk through together if you’d like, once your belongings are removed.

Check your lease for your utility companies.
The utilities must stay in your name until the lease ends, even if you are leaving early. Leave the utilities in your name until you’ve confirmed a transfer date with Zinnia Homes.
Take note of the confirmation number.
You’ll need to provide your forwarding address.

Here are some commonly used utility companies (but check your lease for yours specifically)
Holland BPW - City of Holland electric, water, sewer, trash. Also electric for part of Holland Charter Township
Semco Energy Gas - City of Holland and some townships’ gas
Consumers Energy - some townships’ electric
Holland Charter Township - water and sewer for Holland Charter Township and some of Park Township

See below for a checklist to use for cleaning and move-out.

Do not turn your fridge off. Please leave the furnace or boiler running in the winter.

Do not leave a bin full of trash at your unit. We have to charge to come back and take it out. Make plans for removing it ahead of time.

Within 30 days of move-out, look for your ledger and check (if applicable) in the mail to the forwarding address that you provided.
If something doesn’t look right or fair, get in touch right away.
Cleaning Checklist: Here is a list of what and how to clean, and commonly-charged fines for not doing so.
Remove all belongings and trash from the inside and outside of your unit ($150 minimum for removal and rehoming of belongings or trash)
Move trash container to the curb ONLY if collection is the following day. If trash collection is further out, make arrangements to come back and take it out. DO NOT leave a full trash can without making arrangements to take care of it. ($50 to take your trash out for you if you leave a full trash can without a plan in place)
Replace any burned out light bulbs with LEDs
Clean all windows inside and out. Clean window treatments and blinds.
If a dog was present in your home, clean up all dog waste ($5 per waste pile)
Clean all kitchen surfaces, walls, floors, stove, oven, cabinets, storage areas, sinks, and appliances, including behind appliances.
Clean washing machine and dryer, including behind them, lint trap, filters, and outdoor lint vent.
Clean all bathroom surfaces until they sparkle. Toilets, walls, floors, cabinets, storage areas, vanities, mirror, bath rub, shower.
Clean any hair out of all drains.
Clean shelving in cabinets and closets, and remove and discard any hangers.
Sweep and mop all hard flooring.
Wipe down walls and trim.
Vacuum all carpeting. If in your lease you agreed to clean the carpets upon move-out, provide receipt for professional cleaning.
Clean and wash exterior surfaces such as window ledges, front sidewalk, driveway, entry way, and front and back porches.
